The Council of Mortgage Lenders recommends that before you buy your next home, a comprehensive survey carried out by a RICS approved company is essential.

As a leading residential building survey company in Newcastle, we always warn our clients that undertaking only a basic survey is a massive risk.

Remember...a mortgage valuation is not a survey; it is simply a cursory check of your potential new property to see how much it is worth. It may note any large-scale work needed that would affect its overall value but it doesn't dig anywhere near deep enough.


Types of Home Surveys

Buying a home is a significant investment; often the largest investment you will ever make. Irrespective of whether planning to live in, rent out or sell a property, our clients receive expert advice on the condition of their property. Our qualified Royal Institution of Chartered Surveyors (RICS) professionals will produce an expert account in a report after conducting an in-depth visual inspection of your property. The report will detail the property’s condition. Any problems or concerns will be highlighted in a simplistic ‘traffic light’ ratings system.

Survey Level One: RICS Home Condition Report

The condition of the property, any risks and potential legal issues, and any urgent defects, are detailed in an RICS Home Condition Report. The simplistic ‘traffic light’ ratings system clearly identifies the condition of the key elements of the building.

Level One surveys are our lowest priced survey, aimed at newer homes and conventional properties.

Survey Level Two: RICS HomeBuyer Report (HBR)

Our RICS HomeBuyer Reports offer more detail. As well as including all the features of the RICS Home Condition Report, we also include advice on defects that may affect the building, anticipated repair costs and ongoing maintenance advice. Level Two Surveys are recommended for conventional properties which are in reasonable condition.

Survey Level Three: RICS Building Survey

This is our most comprehensive report; providing you with an in-depth analysis of the property’s condition. Building Surveys include advice on defects, repairs and maintenance options. We regard Level Three Surveys to be essential for older or larger properties, or if planning major works.
