For older, historic, or structurally compromised buildings, we recommend a Building Survey to provide a greater understanding of defects and a recommendation for resolving them.

Level 1 / Green: no action is needed
Level 2 / Amber: defects which should be addressed and rectified but which are not urgent
Level 3 / Red: Serious defects requiring immediate attention
The Building Survey Report contains the following information:
✔︎ An assessment of a property's general state and condition through an in-depth visual examination
✔︎ Detailed information regarding all major defects and faults, including hidden defects and technical details about building construction and materials.
✔︎ Inspecting all building elements inside and out, including walls and ceilings, roofs, gutters, windows, and doors.
✔︎ An assessment of structural issues and subsidence, damp issues, and timber decay, such as woodworm.
✔︎ Using the Traffic light system, any identified defects will be graded according to severity.
✔︎The conveyancer should provide advice regarding guarantees, planning and building control issues, and disputes.
✔︎Including an estimate of costs for repair and future maintenance based on informed recommendations

AJ Walton's RICS-certified surveyors offer highly experienced and knowledgeable service, and report completion is generally available within one week of instructions.
On the day of the visit, you can also ask the surveyor to call you to discuss the major findings. You just need to send the property details to our office, and we will handle the rest for you. If an estate agent is involved, we will arrange for direct access with them.
